If you are shopping Argyle ISD on a portal right now, the map is lying to you a little. A large share of the new inventory coming online over the next decade will carry a Flower Mound mailing address, sit inside the Town of Flower Mound's tax rolls, and still send every child on the property to Argyle schools. That single mismatch is the friction most buyers only discover after they have already fallen in love with a floor plan.

The mismatch has a name now. Furst Ranch, the 2,300-acre master plan Jack Furst has been working on since 1991, is finally out of the ground. Highland Homes started presales in January 2026. Coventry followed. Toll Brothers is scheduled to open for sale this summer. The math those launches create for anyone comparing Argyle to Flower Mound, Northlake, or Justin is the point of this post.

The address on the deed, the district on the diploma

Furst Ranch sits at U.S. 377 and Cross Timbers, straddling the boundary between Flower Mound, Bartonville, and Argyle. The entire property is inside Argyle ISD, even the parcels with a Flower Mound street address. That was confirmed when the district finalized the purchase of roughly 35 acres inside the development along U.S. 377, with an option for a 15-acre donation from the Furst family for a combined 50-acre school site.

The tax picture that follows is the specific thing buyers get wrong. Roughly 0.70 of the property tax rate on Furst Ranch homes flows to Argyle ISD, not to Lewisville ISD, despite the Flower Mound address. Flower Mound is funding Phase 1 infrastructure through Tax Increment Reinvestment Zone No. 2, an estimated $22.17 million package of water, sewer, and road work approved by council on March 2, 2026. The town captures the incremental commercial and residential value; the schools sit inside the AISD boundary. If you have been assuming "Flower Mound address" equals "Lewisville ISD schools," the whole comparison you built on the portal needs to be redone.

Existing resale in Argyle is tight. As of July 2026, there were roughly 50 active listings against 22 pendings, a pending-to-active ratio near 0.44, and the median sold price over the trailing six months landed at $574,900. Median days on market for active listings sat around three. The middle half of closings fell between $449,990 and $799,000.

Coventry's $559,990 starting point lands one thousand dollars under the trailing six-month Argyle resale median. That is the compression story. A buyer who three years ago had to choose between a 15-year-old resale in Canyon Falls and a much smaller new build in Northlake now has a third option that is priced against the resale comps while carrying warranty, current code, and the same district assignment. Overall builder pricing in the master plan ranges from about $800,000 to more than $2.5 million once the larger custom lines come online, so the ceiling is high, but the floor is what changes the shopping trip.

The second high school is the variable buyers are not pricing

Argyle ISD enrolled its 6,000th student in August 2024 and is projected to pass 10,000 by the 2031-2032 school year. Middle School #1, on 50 acres purchased in 2023 on the north side of FM 407, is projected to open in August 2026 serving seventh and eighth graders. The current Argyle Middle School facility on U.S. 377 will become the district's second high school when AISD transitions to a two-high-school model in the 2027-2028 school year. The 35-acre Furst Ranch site is planned as a future middle school and elementary school, with Furst Ranch students expected to begin enrolling in 2026 or 2027.

Read that sequence transactionally. A family buying inside Furst Ranch in late 2026 is buying into a district that will redraw its high school attendance boundaries within the same ownership horizon as a typical first mortgage refinance. Boundary redraws are not risks in the Fair Housing sense, but they are a real variable for resale timing. Buyers focused only on today's zoning are underweighting a change that is already on the calendar.

The near-term dates matter more than the marketing renderings. Here is the sequence a serious Argyle ISD buyer should be tracking:

  • March 2, 2026 – Flower Mound approves the Phase 1 development agreement covering roughly $22.17 million in road, water, and sewer work funded through TIRZ No. 2 and impact fees.

  • June 2025 (retroactive context) – H-E-B closed on roughly 23 acres at the northeast corner of U.S. 377 and FM 1171 from the Furst family. The company has not committed to a construction date but has publicly confirmed intent to serve the area.
  • Summer 2026 – Toll Brothers at Furst Ranch opens for sale on 70- and 80-foot sites at Cross Timbers Road and SH 377.

The order matters because Phase 1 infrastructure is scheduled for completion in December 2026, per Flower Mound staff. If you buy an early Coventry or Highland home before that work finishes, you are buying into a live construction environment for roughly two more years. That is not a reason to wait; it is a reason to price it in.

What this means if you are shopping Argyle ISD this fall

The strategic read is straightforward. Existing Argyle resale still trades at a three-day median on active listings and a 0.44 pending-to-active ratio, which is a sellers' market by any working definition. Furst Ranch does not soften that in 2026. What it does is give the entry buyer a real second door at roughly the same price, with a fixed delivery window and a known school assignment. For move-up buyers, the Toll Brothers, Drees, and Partners in Building lines at the larger lot sizes are the parallel choice to a custom infill on an established Argyle acre; the trade is amenity access, including the planned 97-acre central park, against mature trees and established neighbors.

The right question is not which is "better." It is which set of variables you would rather manage: an aging house on a mature lot with a known school boundary, or a new build inside a district that is actively expanding its physical footprint.
